Objective…

Our objective is to acquire apartment buildings in the mid-level markets with anywhere from 12 to 120 units throughout New England. This is a market that we have specialized since 1998.

The three types of investments we will be targeting are:

• Investments in underperforming/distressed markets with strong upside potential
• Distressed properties and notes either held by private investors or lending institutions
• Stable apartments in stable neighborhoods to be held for long term growth

Return to Investors…

The return to Investors shall include a preferred return on their investment. In addition the Investor will earn a percentage of the net cash flow, depreciation and the upside appreciation when the asset is sold or refinanced.

Headed by Rich Cawley, UMF has been involved in over 350 apartment transactions since 1998.
With over 29 years of real estate experience Cawley has personally managed, acquired, financed and developed 100 plus multi family properties totaling several hundred units. In addition to tracking each and every multi family sale throughout New England Cawley has analyzed thousands of financial statements. This experience and knowledge of the marketplace allows us to recognize which properties have strong upside potential resulting in greater returns for the investor.
